Frequently Asked Questions

What are the size requirements for accessible parking spaces in Florida?

Accessible parking spaces must be at least 12 feet wide with an adjacent five foot access aisle. Access aisles must be diagonally striped in white paint to designate a no parking zone.

Can my Tampa parking lot be grandfathered in?

No. Businesses that provide goods or services to the public have an obligation to remove barriers to access in existing parking lots when it is readily achievable to do so. Restriping is relatively inexpensive, so it is readily achievable in most cases. Florida Accessibility Codes and FDOT guidelines apply.

How do potholes form in Tampa parking lots?

Potholes start as minor cracks in the asphalt. If those cracks aren't addressed with crack fill, water erodes the sub base, forming empty spaces that eventually become potholes. Addressing cracks early prevents bigger problems.

Why is sealcoating important for Florida parking lots?

Your asphalt takes a beating from vehicles, the Florida sun, and spills. Sealcoating minimizes damage and keeps the surface looking fresh. Protecting your lot from moisture seeping into cracks maintains its structural integrity and prevents costly repairs down the road.

How long should I wait to seal new asphalt?

One year is recommended. If you seal asphalt too soon, you risk it not curing properly. It can take up to 12 months for asphalt to fully cure.

Does my asphalt have to be sealed?

Yes. Sealers stop gas, oil, and other petroleum products from eating through the asphalt, and they keep it looking black and new. We recommend having your asphalt sealed every 2 to 3 years.
