How Much Does Sealcoating Cost Per Square Foot?
Our average is about 15 cents per square foot for two coats of full strength sealer on a commercial parking lot in Tampa Bay. Most lots run about 15 to 25 cents per square foot: big lots sit at the average, and smaller lots pay more per foot because of the $2,350 minimum.

What Does the Sealcoating Price Include?
The 15 cents covers the sealcoat: two coats of full strength coal tar or asphalt emulsion sealer, not the consumer product sold at hardware stores. It goes on thicker and lasts longer.
Anything beyond the sealcoat is priced on top, case by case:
- Crack filling, when a lot needs it.
- Repairs for alligator cracking and potholes, because sealer will not hold a failing base together. More on commercial asphalt repair.
- Restriping, priced by parking stalls and stencils (see the next section).
We do all of it, so there is no second contractor to schedule.
How Is Restriping Priced After Sealcoating?
Sealcoat covers the old lines, so the lot gets restriped once the sealer cures. Restriping is not priced by the square foot. It is priced by the number of parking stalls and the stencils your lot needs, such as arrows, accessible parking symbols and fire lane lettering. Our striping minimum and typical range are on our pricing page, and more on parking lot striping.
What Changes the Price of Sealcoating?
- Lot size. A bigger lot costs more in total. A small lot costs more per square foot, because every job starts at the minimum.
- Condition. A lot with heavy cracking or failing spots needs work before it can be sealed, and that work is priced on top.
- Number of coats. Our price is for two coats, the standard for commercial lots.
How Long Will Your Lot Be Closed?
Sealcoat needs 24 to 48 hours to cure, depending on temperature and humidity. Most lots are fully open within 2 days. We can work in sections, so part of your lot stays open while the rest cures.
How Is Your Final Price Set?
We walk every lot before we quote. The owner looks at the size, the cracks and the base, and the quote covers the work your lot actually needs.
Sometimes that is a sealcoat. Sometimes the lot needs repair first, and we say so before any work starts. That is The Right Fix: the right solution for your lot, not the most expensive one.
Is Sealcoating Worth the Cost?
A full repave costs many times what sealcoating does. Sealcoating every 2 to 3 years protects the asphalt you already paid for. More on commercial sealcoating in Tampa Bay.
